International clients
As a Certified International Property Specialist, Matt guides buyers and sellers from abroad through an American transaction. We work in English, Russian and German, and read Ukrainian documents.
Investment and renovation
Since 2011, Matt and Julia have renovated their own investment properties in Charleston, Georgetown and the Lake Marion area. That experience informs pricing, staging and judging what a house really needs.
Forensic title research
We trace chains of title through deeds, plats, probate files and heirs to bring gaps and old problems to light early, before they stall a sale.
Research supports your due diligence. Title opinions and closings are handled by a South Carolina attorney.

Matt Yinger
Broker-in-Charge · CIPSMatt has been a REALTOR® since 2015 and a South Carolina broker since 2019, when he founded Sunshine Realty. A Florida State graduate, he spent years living, studying and working in Germany, Ukraine and Russia, including eight years at the American Embassy in Moscow, where he received the State Department's Meritorious Honor Award.
He holds the Certified International Property Specialist designation, and in 2025 spent three months researching property markets across Asia, the Middle East and Europe. He speaks Russian and German and reads Ukrainian.
For clients, that means a broker who knows firsthand what it takes to buy, sell and settle in a place that is new to you.
Julia
Office manager and closing assistantWhen Julia came to South Carolina in 1997, she began designing and building homes in Mount Pleasant as vice president of a local residential construction company, creating properties in Rivertowne Country Club and the Tennyson neighborhood in Park West. Her blend of Lowcountry style with designs from her native Europe often set the trend in the neighborhoods she helped develop.
Since 2011, she and Matt have renovated their own investment properties together, drawing on her talent for design, efficient methods, affordability and staging. Today she plays an important supporting role at Sunshine Realty and brings many smiles to the firm's clients.
